How We Appraise Projects

It's Simple

You may have funds in savings, a trust or even a pension, which are not working hard enough for you in a poor interest bearing account.  

Place your funds instead with Cantata, as if it were a bank account, and you can earn a fixed interest return of currently 7%, or for some future projects be a joint venture partner to share in the profits.

If you want to just dip your toe in the water with us, you can start with a relatively small minimum investment of £25,000.

Comments on Current Offer

  • A 7% fixed interest return is an attractive offer compared with most standard bank rates (circa 1%).

  • There are other funds offering higher rates, typically anything between 2% and 7%, but there are definite restrictions in flexibility: for example you often have to park your funds for up to 3 years to get up to the higher rates, and you rarely get your interest returned to you on a monthly basis. We offer better flexibility.

  • In some circumstances it may be possible for you to have your funds with us for as short or long a time as you like, with a minimum of 3 months. We can discuss this.

  • Although your funds will always be allocated to a particular project, you can if you wish roll your funds onto the next project seamlessly, and in that sense be a "permanent" investor. You may on the other hand prefer to have take back your funds after just one project.

  • We personally guarantee your funds, and they are fully asset backed by our portfolio of properties, in which there is plenty of equity.

  • Details of the next project will be shared with you. You are welcome to be anywhere between being hands off to looking in detail at the projected numbers, even visiting the property site, if you wish?

  • We will also talk through some of the finer details, such as tax efficiencies.

  • If you are wanting to proceed, then we sign a simple loan agreement, which gives you 100% clarity about the terms and the necessary security for you to feel comfortable.

  • You then transfer funds to Cantata at a date to be agreed, which will usually coincide with the start of our next project.
